Flat-rate plumbing for houses built on rock.

Boilers, water heaters, wells and frozen lines across Greater Sudbury, all from a printed price list.

No heat or no water? A plumber answers 24/7, and a night call is one flat $95 on top of the list price.

Houses on the Shield

Blasted rock, old boilers, and the water line that freezes first.

Half the houses we work in sit on blasted granite, with one basement wall that is bare rock and a water line running shallower than anyone would build it today. In a February cold snap, those are the lines that go first.

Every truck carries thaw gear and heat cable from November to April, and we know the cast iron boilers of Minnow Lake and the Flour Mill because we have been keeping them running since 1996.

Price list

The flat-rate list

Every price below is what you pay, plus HST.

No-heat diagnostic

Boiler or furnace, any make. The fee comes off the repair if you go ahead with us.

Boiler service and clean

Burner cleaned, pressure and expansion tank checked, radiators bled, and a note on what is likely to fail next.

Frozen line thaw

Found, thawed and checked for splits, with heat cable quoted if the line is likely to freeze again.

Gas water heater swap

A standard tank installed and vented, the permit handled, and the old tank hauled away.

Sump pump replacement

A new pump and check valve, tested with a full pit of water before we pack up.

Well pressure tank

For homes on a well: a new pressure tank and switch, with pressure and flow tested at the kitchen tap.

Flat rate

The price, not the clock

Hourly billing is still the norm in the trade. This is what changes when the price is fixed first.

Typical hourly billing

  • The price arrives with the invoice
  • The clock starts at the shop door
  • A second trip is another call-out
  • Every extra quarter hour is billed
  • Parts are marked up on the invoice

Headframe flat rate

  • The price is agreed before we start
  • Drive time is part of the price
  • A second trip for a part is on us
  • A long job costs the same
  • Standard parts are in the price
Our boiler quit at eleven at night with the kids asleep upstairs. Someone picked up on the second ring, we had heat back by one, and they left the dead part on the workbench so I could see what failed.

Questions

Before you call

Yes. We service most makes of cast iron and high-efficiency boilers, including the old gravity systems still running in Gatchell and the Donovan.

Inside the city, usually within two hours, day or night. Out to Hanmer, Chelmsford or Lively, allow a little longer in a storm.

Wells, yes: pressure tanks, jet and submersible pumps, and the line from the well to the house. For the septic tank itself we will point you to a pumper we trust.

Our plumbers hold 306A licences and our gas technicians are certified by the TSSA, the Technical Standards and Safety Authority. We pull a permit whenever a job needs one.

Then we stop, show you why, and nothing more happens until you say yes.
