How I work
Most houses don't need a renovation to sell.
Sellers often call me after someone has handed them a list: new counters, new floors, stage every room. A little of that pays. Most of it goes to the buyer.
I walk the house with you and name the three or four things a buyer here will actually notice. Usually that is paint, brighter bulbs, a pressure-washed deck and a garage you can park in.

Recent sales
What sold, and why it sold
A few from the past year. Street addresses stay with the owners.

A cedar rancher every builder wanted to knock down
Original kitchen, one bathroom and a big lot. We marketed it to families who wanted the maple out front and a five-minute walk to the lake, instead of to builders pricing the dirt.
Sold for $1,285,000 in nine days, with three offers.
A split-level sold before the renovation
The owners had a kitchen contractor booked. We cancelled it, painted the cabinets and listed in April instead.
Sold at $874,000, over asking.
Five acres of cherries
Farmland narrows who can buy and how they can borrow. We found a buyer through a farm lender who kept the picking crew on.
Sold in its first season on the market.

What I do
Listing, buying, and the moves in between
One agent from the first walk-through to the keys. No hand-off to a junior once the paperwork starts.
Selling your home
A prep list you can finish in a weekend, professional photos with a measured floor plan, a Thursday launch, and showing feedback in writing every week.
Buying in Kelowna
Neighbourhood drives before we look at listings, comparable sales for every house you like, and offer terms that protect your deposit.
Moving from away
Video walk-throughs where I open every cupboard, school catchments and commutes checked in person, and signing by e-sign or courier.
Estates and downsizing
Working alongside executors and family, cleaners and trades I trust, and a closing date timed to your next move.
Reviews
What people remember afterwards
She talked us out of two houses. The second had a crawlspace she didn't like the smell of, and the inspector found exactly what she said he would.
Priya and Sam
Bought in Glenmore
Our house had sat twice with another agent. Maren priced it lower than we wanted, told us why in writing, and we had offers on the first weekend.
Dana
Sold in Rutland
After Dad died, my brother and I were in different provinces. Maren handled the cleaners, the roofer and the lawyer, and sent photos after every visit.
Colleen
Estate sale, Lower Mission
She told us the house we loved backed onto a road that gets loud at harvest. We drove out at six in the morning, and she was right.
Marco and Jen
Bought in Lake Country

The seller's guide I hand every client
What selling costs in BC, what to fix and what to leave, how I price, and a week-by-week plan from walk-through to keys. Written for people who haven't sold a house in a while.
It arrives by email as a PDF. No newsletter unless you ask for one.

Questions
Before you call
Commission, legal fees and any mortgage payout penalty are the big three. My guide lists each one with real ranges, and my commission is in writing at our first meeting.
Almost everyone does. We book showings in blocks, so you're out twice a week rather than every evening, and I bring a checklist for the quick tidy.
Ninety days. If the plan isn't working you can end it early in writing, and I'd rather hear that from you in week three than in week twelve.
Yes. I read the strata minutes, bylaws and depreciation report before we list, so a buyer's lawyer doesn't find the special levy first.
Walk the house with me first.
An hour at your kitchen table and in every room, then a written price range two days later. You decide after that.
